FAQs for Sale of Hamilton County Affordable Housing Sale of Properties
- What you as renters should be doing:
- Continue to pay rent on time
- Stay in compliance with your lease
- Report maintenance requests through Rent Café
- Recertify if required
- Look for future notices - letters
- If you do not have a voucher, you may complete the paperwork to see if you qualify to obtain a voucher
- Why is CMHA selling the properties?
- We've looked at this from every angle, and unfortunately, we've had to make the hard decision that we simply do not have the financial resources to correct the amount of repairs that are needed for the properties.
- Why are you not fixing the properties?
- CMHA will continue to repair the properties until they are sold. Ultimately, though, the financial responsibilities required to maintain these properties are more than we can afford at this time. They are being sold “as is” to purchasers.
- Has a buyer been identified for my residence?
- We have received offers on some of the properties. We anticipate that all families may stay in the residences until May 31, 2026 (for the current properties being sold). The other properties that have been sold/closed are now under the new ownership and subject to their policies. We will continue to update you when we have information on your property.
- Will I be able to rent my apartment/house from the new buyer?
- This may be a possibility. We will communicate with you when a buyer has been identified.
- Could I purchase the property?
- This could be a possibility. If you have the financial ability to purchase, you may submit a request to the realtor. The properties are being sold “as is”, and therefore, some will need wide-ranging work may be needed which could add costs to the purchase. As we provide affordable housing to many in our community in low-income situations, we would want you to purchase a home that didn’t require the necessary work for you to complete.
- Are properties being sold to individuals or corporations?
- The properties that have been most recently sold were purchased by local developers and property owners. The current negotiations with the rest of the properties are with a local property owner who would like to continue renting for affordable housing for families in our area.
- Will a new owner have a different rent amount?
- At this time, all we know is that the new buyers would like to continue renting for affordable housing families. CMHA is working to qualify individuals and families if they meet the requirements to gain a voucher.
- Do I need to move right away?
- The only individuals that need to move are those we have already communicated that the building has been sold, and the new owner is not planning to rent. That building is Burns Ave. At this time, while Kindel Ave has been sold, the new owner wants to continue renting to the current tenants as long as they remain in good standing. We are in the process in negotiating with a buyer to purchase the rest of the properties. An expected date of moving would be after May 31, 2026, only if you would need to move.
- Will CMHA pay for my relocation expenses?
- Residents who need to move due to a new landlord not interested in renting would be eligible for a one-time $1,200 moving benefit. This would be for moving expenses.
- How is CMHA handling security deposits for residents who have to move from CMHA properties?
- Will the new buyer know I have a voucher?
- If you are already in the Housing Choice Voucher Program, the new buyer will be aware of this.

- Here is the process of receiving $1,200 only IF you have to move from your current residence:
- Send an email request to
- You must have the letter that your unit has been sold and share that in the email.
- You provide a letter or a new lease with a new property owner where you plan to move, stating you are signing a lease
- If you are a voucher holder, and you are moving your voucher to a new property, you MUST complete the correct paperwork to do so:
- Complete a Mutual Termination Form from Touchstone Properties – PM to provide to you
- Once the form is submitted, you will need to complete a Rental Tenancy Approval for the new property with HCV.
Voucher Holders: your voucher may still be used with the same property and the new owner with a new RTA in place
